Irving VCT Floor Stripping, Sealing and Waxing

Dull, yellowed tile stripped bare and brought back with fresh sealer, new finish and a burnished shine, done while your space is closed.

Why Does Waxed Tile Turn Yellow and Dull?

Floor finish wears down under foot traffic, and every mop pass leaves a little residue behind. Over months the layers build up, trap dirt and start to yellow, especially in hallways, entries and breakrooms. Buffing helps for a while, but at some point the only fix is to take the old finish off completely and start again. That is a strip and wax, and it is work we are proud of. Our crew applies stripper, lets it break down the old finish, then scrubs it off with a floor machine and picks up the slurry until the tile is bare and clean. Once the floor is rinsed and dry, a sealer goes down, followed by several thin coats of finish with drying time between each one. The last step is burnishing: a high-speed machine that hardens the finish and brings up the gloss. Done right, the floor looks new and holds up longer between cycles. In Irving we do this work overnight or over a weekend in offices, schools, churches, retail stores and medical and dental suites, so staff and customers walk onto a finished floor instead of around a wet one.

What Is Part of a Strip and Wax?

Floors vary, though a complete job normally moves through these stages.

  • Furniture moved

Chairs, tables and movable items cleared from the work area and put back when the floor is ready.

  • Edges and corners prepped

Baseboard edges and corners worked by hand so the old finish comes up everywhere, not just in the middle.

  • Old finish stripped

Stripper applied and scrubbed in with a floor machine until the layers of old wax break down.

  • Slurry removed and rinsed

The dissolved finish picked up and the tile rinsed so nothing is left to cloud the new coats.

  • Sealer applied

A sealer coat laid down to fill the tile's pores and give the finish a solid base.

  • Fresh finish coats

Multiple thin coats of floor finish, each one allowed to dry before the next goes on.

  • Burnishing

A high-speed burnisher run over the cured finish to harden it and raise a deep gloss.

  • Upkeep plan

Advice on mopping, burnishing frequency and when the next strip is likely due.

How Does the Job Run?

  1. Measure and look at the floor

We measure the area, check how worn the finish is and ask how the room gets used. That tells us how many coats are right and how long the work will take.

  2. Schedule around your doors

We book the job for an overnight or weekend slot when nobody needs the room. You know when we start, what we will move and when the floor will be ready.

  3. Strip, refinish and hand back

The crew strips, seals, coats and burnishes, then puts the room back together. You walk in to a finished floor with a note on when heavy furniture can return.

Why Let Us Do Your Floors?

  • Our own machines

Strippers, scrubbers and burnishers come with the crew, not from a rental counter.

  • Tied into nightly care

When we also clean nightly, the floor is mopped the right way between strip cycles.

  • Nothing rushed

Each coat gets its drying time. Shortcuts here show up as peeling and scuffs a month later.

  • Equipment provided
  • After-hours scheduling
  • Furniture moved and replaced
  • Written floor plan
